Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and damage. If you catch these issues early you will save money on future repairs.

The sash is an interior frame that is able to move vertically up and down in windows that open. This article will show you how to carry out a few simple repairs to the sash.

Weather Stripping

Wood window sashes give the classic look to your home. If properly maintained, they will last for years. However, they can get damaged or deteriorated over time, due to exposure and normal wear and tear. The first step for sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. The hardware that holds the window sashes can wear out over time and with use. This could result in windows or doors repair that is difficult to open or close. The good news is that repairing and replacing this hardware is typically quite simple and inexpensive. If a sash becomes difficult to operate you can try spraying some oil into the jamb channel then open it to see if this solves the issue. If the problem persists it's most likely to be due to the sash's balance. It is necessary to take off the window sash to reach this hardware.

Window sashes need to open and close without much effort. However, this could be difficult if the weights are worn out or the sash-to rail connecting rail isn't coated. This issue can be caused by a variety of reasons, such as lack of maintenance or by an incorrect weight rating for the specific sash.

If the hinge arms on the window begin to move, this can cause the sash drag and then hit the frame in the opposite corner (Photo 1). To make these repairs to the sash it is important to have all the necessary tools in place before you begin. Begin by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will allow you to place the channel in the proper location after you've completed. Then, remove the sash and take off the hardware including the beads that separate (Photo 2) and the chains or cords that hold it in place. Soften any putty that has been hardened with a heat gun set to medium and equipped with a shield for the nozzle. Remove the old sash, and put it in a bag with a label.

Whether your window sash repairs are to replace a damaged cord or simply to keep the windows functional by replacing worn out weights on sash can improve sash operation and help reduce energy costs. Sash weights are composed of heavy lead or iron cylindricals that are contained in a hidden cavity and connected by ropes to the movable window sash. These weights provide counterbalance that allows the window to be shut and opened without the need for mechanical or electrical devices. After the access panel has been removed, you can start working on the sash. Use a flat bar or chisel, to pry the tiny parting beads from their grooves. It is recommended to keep the weights that came with the original counterbalance unless you've purchased a kit that will replace the old counterbalance. It's not too expensive to purchase them from a salvage store and they'll be easy to install once you have the sash unlocked. Depending on the dimensions and shape of your window, you might need to install one or two sashweights in order to keep the sash open.
